So you’ve decided you want to buy a home. Maybe you’ve been scrolling through listings late at night. Maybe you’re tired of paying someone else’s mortgage every month. Maybe homeownership has been on your heart for a while — and you finally feel ready to take the step. First, let me say this: I celebrate you. Homeownership is one of the most powerful ways to build generational wealth — and it is absolutely within your reach. But before you fall in love with a house and rush to make an offer, there are some critical things every first-time buyer in Memphis, Tennessee and Mississippi needs to know. I have walked buyers through this process in both states, and the buyers who succeed are almost always the ones who prepared before they ever stepped foot inside a property. Let’s walk through it together.

1. Get Pre-Approved — Not Just Pre-Qualified

This is the first thing I tell every buyer I work with. There is a big difference between pre - qualification and pre-approval, and in today’s competitive Mid-South market, that difference can cost you the home. Pre-qualification is a quick estimate based on information you provide. It requires no verification. Pre-approval, on the other hand, involves a lender actually reviewing your credit, income, tax returns, and bank statements. It carries weight. When sellers in Memphis and Mississippi receive multiple offers, they are looking at pre - approval letters — not pre-qual letters. If you show up to the table without one, you may not even get a seat. Before you fall in love with any property, contact a lender and get your pre -approva

2. Understand Your Full Budget — Not Just the Purchase Price

Your purchase price is just the beginning. First-time buyers are often surprised by how many other costs come with buying a home. Here is what you need to budget for beyond your down payment:
• Closing costs — typically 2–5% of the purchase price in Tennessee and Mississippi
• Home inspection fees — usually $300–$500 depending on the size of the home
• Appraisal fees — often required by your lender before closing
• Homeowner’s insurance — required and paid upfront at closing
• Moving expenses — do not underestimate this one
• Immediate repairs or updates after move-in

I always encourage my buyers to have money set aside beyond what they need to close. Life happens after move-in day. You want to be financially prepared for it.

3. Know What the Memphis and Mississippi Markets Actually Look Like

The Mid-South real estate market has unique characteristics that out-of-state buyers — and even local buyers who have not done their homework — sometimes miss. Memphis is one of the top cash flow rental markets in the entire country. That means there is investor activity happening alongside traditional home buyers. In certain price ranges and neighborhoods, you may be competing with investors making cash offers.
Mississippi markets like DeSoto County, Southaven, Olive Branch, and Hernando have seen strong buyer demand from families relocating from higher cost-of-living areas. Inventory can move quickly.
Knowing your target neighborhood — its typical days on market, average price per square foot, and recent sale trends — gives you confidence when it is time to make an offer. That is knowledge I bring to every transaction I represent. 

4. Do Not Skip the Home Inspection

I will say it plainly: never waive your home inspection to make your offer more competitive. Not in Memphis. Not in Mississippi. Not anywhere.
A home inspection is your opportunity to understand exactly what you are buying. Roofs, foundations, HVAC systems, electrical panels, plumbing — all of it gets evaluated. In DeSoto County, Mississippi, I also recommend asking about the water source. Homes on well water have additional considerations that buyers need to understand.
If an inspection reveals issues, you have options. You can negotiate repairs, ask for a price reduction, or request a seller concession toward closing costs. But you cannot negotiate what you do not know. The inspection gives you knowledge — and knowledge protects you.

6. Work With an Agent Who Knows Both Markets

This one might seem self-serving — but hear me out. Buying a home across state lines, or even buying in a market you are not personally familiar with, is not the time to go it alone.
Tennessee and Mississippi have different contract forms, different disclosure laws, and different closing customs. Having an agent who is licensed in both states and knows the nuances of the Mid-South market is a real advantage.
